Terms & Conditions
THIS LEASE AGREEMENT (hereinafter referred to as the "Agreement" or the "Lease") is made and entered into on today’s date, by and between Rolling Woods Barn (hereinafter referred to as "LANDLORD") and you (hereinafter referred to as "TENANT"). No other tenants are allowed without the written consent of the LANDLORD, or the execution of a new lease agreement.
II. TERM/PERIOD The Rental period will begin and end on pre-determined requested dates submitted by Tenant. If the tenant wishes to extend, a new agreement will be created.
III. PAYMENTS The rental amount will be $150 per night. Payments will be made by Credit Card. The rental payment will be collected by Katie Page. The reservation fee is $0.
IV. SECURITY DEPOSIT The tenant agrees to pay a security deposit of $0. This will be refunded when the tenant leaves the property or when this agreement is terminated. This will be used to cover any damage to the property as necessary.
V. OCCUPANCY The number of occupants will be 2 unless otherwise agreed upon. The property will be occupied by family members and friends.
VI. UTILITIES AND FURNITURE Electricity, water, gas, telephone, cable, and internet connection will be covered by the landlord. The tenant is responsible for taking good care of the furniture and appliances. The tenant will pay for any repair or replacement if the equipment was damaged during their stay.
VI. SUBLETTING Subletting is not allowed. The tenant agrees not to assign or sublet the property.
VIII. MAINTENANCE, PEACE/ORDER, AND OTHERS The tenant should follow and implement the standard of cleanliness to the property. The tenant should keep the property in good condition. If pets are present, it is the tenant’s responsibility to keep it on a leash and clean up after it. Property damaged by tenant or pets will be paid by tenant. Smoking is not allowed in the rental property. The tenants are not allowed to keep firearms, bows, and other weapons in the rental property. The tenants agree not to use the property in a way to disturb the peace in the surroundings or environment. The tenant's personal property is not covered in the insurance purchased by the landlord against loss, theft, and negligence.
IX. INDEMNIFICATION The tenant indemnifies the landlord and the property free and harmless against any liabilities including accidents, loss of property, injury, or death of any person.
X. AMENDMENT This agreement can only be changed or modified with the written consent or permission from both the landlord and the tenant.
XI. GOVERNING LAW This agreement shall be governed under the laws of the State of GA. The undersigned, hereby agreed that both parties read the agreement and acknowledge it
